Compliance inspections are carried out to ensure that the terms and conditions of a development consent issued by Council are being satisfactorily complied with.
Inspections are essential in ensuring the safety of the building occupants and that compliance with the Building Code of Australia and relevant Australian Standards is being achieved.
The Environmental Planning and Assessment Act was changed in July of 1999 so that the building inspection market was deregulated. This means that inspections can be completed either by Council Officers or by suitably qualified and accredited private certifiers.
Council is not linked with any building company or developer and as such is an independent party carrying out inspections to ensure compliance.
Council as the main approval body has a detailed knowledge of the Development Consent already issued for the works.
Council provides written inspection results on site at the completion of the inspection.
For new dwellings or additions the following inspections are mandatory and must be carried out by the Principal Certifying Authority.
- Commencement
- Prior to concreting of pier holes
- Trenches and steel reinforcement Prior to pouring of concrete;
- Framework, when complete, Prior to the fixing of floor, wall, ceiling and roof finishes;
- Wet areas, after the placement of damp roof and flashing courses;
- Stormwater, drainage lines and pits Prior to back filling; including on site detention (O.S.D);
- Completion of all works and Prior to occupation/use of the structure.
If you nominate Council as the Principal Certifying Authority for your project then your approval will contain details of the inspections required and details of when and how to contact Council for the inspections
Building inspections will be carried out the next working day if booked in by 3pm the working day prior to the inspection date.
